Job Description / Requirements
JOB MANDATE:
Reporting to the Head of Appraisal Team, the Junior Appraiser is responsible in handling appraisal of
simple real estate and machinery and equipment; collaterals and acquired assets involving simple
projects and assists in appraisal of complex projects.

KEY RESPONSIBILITIES:
1. Conducts ocular inspection and identifies assets being appraised.
2. Assists senior appraisers in the valuation of complex projects such as subdivision development, pulp
and paper mills, sugar mills, textile plant, power plant, distillery, etc.
3. Determines ownership of offered collateral; examines submitted documents such as TCT, TD, sales
invoice, etc. and verifies authenticity with the proper government agency/private institution such as
Registry of Deeds, Assessor’s Office, Land Registration Authority, DENR, suppliers/store, etc.
4. Gathers data on market values and current replacement/reproduction cost of assets being appraised.
5. Evaluates and reconciles data gathered from previous reports and documents.
6. Prepares appraisal report.
7. Prepares documents related to outsourcing of 3rd party appraisal services.
8. Conducts evaluation of 3rd party appraisal reports.
9. Prepares evaluation report, payment voucher and other related documents.
10. Assists in the setting up and maintenance of appraisal data bank.
11. Assists other appraisers in researching and collating information on market data of various assets.
